I had shortlisted eleven flats in Kharadi on two other portals. Nine were already rented and one did not exist. On THIKANA I saw four, all four were real, and I signed the third one in nine days.
We started because a friend paid a token for a flat that did not exist.
THIKANA began in a 2-BHK in Powai in 2019 with one rule: nothing goes live until somebody from our team has stood inside it. Six years later that rule has not moved.

Physical site visit
A THIKANA field associate visits the flat, shoots the photos you see on the card, and notes carpet area, floor, lift count and parking with a tape and a checklist.

Locality scoring
Connectivity, schools, green cover, water reliability and night-safety are scored on a 100-point rubric — the same rubric for a Bandra tower and a Wakad walk-up.

Weekly price re-check
Every Monday we call the owner. If the flat is sold, rented or the price moved, the card changes or comes down the same day. Dead listings are our biggest sin.
